Construction plan and investment scale:
The ITL Happiness Community project covers a total land area of 9.94 hectares with a floor area ratio of 3.3. The building density in the community is 25 percent and the greening area reaches 44 percent.
The total construction area of the project is 39 hectares, including 29 hectares of residential buildings and over 4.5 hectares of commercial buildings.
The project is expected to solve the housing issues related to the city’s relocated residents. The project is located near the city’s main axis of Qinhan Avenue, 5 miles (8.05 kms) away from the new municipal administrative center and 3.5 miles from Bahe River.
It also enjoys other convenient transportation conditions and facilities, and is located 2 miles from the Northwestern Polytechnical University ITL branch, 1 mile from the Xi’an Jiaotong University ITL branch, and only 900 meters from the subway Line 3.
The investment in the project is self-raised and totals 1.56 billion yuan ($254.9 million), and the living facilities of the project have been completed.
The construction of the project is estimated to take 12 to 18 months and the experts predict an average return of investment rate of about 11 percent and a payback period of six to eight years.
Companies are welcome to take part in the project’s construction and operation in various financing forms, such as BT (Build-Transfer) and BOT (Build-Operate-Transfer).
